Security: 7 things to check before signing a self storage contract

Every operator says it's 'secure'. But real security is in the details nobody shows on the guided tour. This is the checklist that separates a trustworthy unit from a headache.

Why 'it's secure' isn't enough

Every facility will tell you it's secure — that's the bare minimum to say. The problem is 'secure' means very different things across operators: from a fake camera on the ceiling to per-box alarms with real monitoring.

You only discover the difference when something goes wrong — and then it's too late. So check beforehand. Here are the 7 points that matter, in the order they matter.

1. Real 24/7 surveillance

A camera on the ceiling isn't the same as monitoring. Ask: is footage recorded? How long is it stored? Does anyone watch it, or is it only for after-the-fact review? A serious operator has CCTV with weeks of recording, covering both corridors AND the entrance.

2. Per-box alarm

The best operators have an opening sensor on each unit, tied to the central system. If your door opens without you releasing access, it triggers. That's far stronger than a generic corridor camera. Ask if it exists — not all have it.

3. Personal-PIN access (not a shared key)

Access should be individual and traceable: PIN or card that logs who entered and when. Avoid setups with a generic physical key or a front desk that 'opens it for you' — no trace, no accountability.

4. Entry control to the facility

Who gets into the building? A gate with access control, turnstile or airlock that only admits contract holders. If anyone can walk in and roam the corridors, your unit's security comes down to just the door padlock.

5. Lighting and upkeep

It may seem cosmetic, but it isn't: a well-lit corridor deters action and helps cameras record. A clean, dry, well-kept facility signals a serious operation. A dark, damp, neglected basement is a red flag — for security and for humidity.

6. Insurance and what it covers

7. Real reputation (not the brochure)

Before signing, read Google Maps reviews and complaints on public channels. Look for a pattern: an isolated complaint happens; repeated complaints about theft, billing or mould are a sign. An operator with a long history and high rating with review volume is worth more than a shiny new promise.
